What this website is

The site describes my short-term rental management services and lets you request a free rental review. It's general information about my business. It isn't a contract for services and isn't legal, tax or financial advice.

Management services are covered by a separate agreement

If we decide to work together, a separate written management agreement will set out the actual terms, including fees, costs, cancellation and responsibilities. If anything on this website differs from that agreement, the agreement controls.

The free rental review

The review is my honest opinion based on your listing, comparable properties and the information you give me. Any figures in it are estimates, not promises. Actual bookings and earnings depend on many things outside my control, including the market, seasonality, regulations and the property itself. There's no obligation to hire me, and the review is yours to keep.

Your responsibilities as an owner

Owners remain responsible for their property, their short-term residential occupancy (STRO) license, HOA rules, insurance and taxes, even when I help manage them. Nothing on this site changes that.

Using the site

• Please don't misuse the site: no spam, automated scraping, attempts to break its security, or false information in the form.
• The text, logo and design belong to Spruiell Property Co. Photos are used under the Unsplash License and belong to their photographers.
• Links to other websites are for convenience. I'm not responsible for their content.

No warranties and limits on liability

The site is provided "as is." I work to keep it accurate and available, but I can't guarantee it's always complete, current or error-free. To the extent the law allows, Spruiell Property Co. isn't liable for losses that come from using, or being unable to use, this website.

Governing law

These terms are governed by the laws of the State of California. Any dispute about the website will be handled in the courts of San Diego County, California.
